Sectional Title units common areas are maintained and managed by the body corporate for their Sectional Title Cove area.
ABOUT SECTIONAL TITLE OWNERSHIP
A sectional title unit is a separate building on a piece of land converted into a sectional title scheme. All the sections together with common property comprise “the Scheme”. In The Coves, the sectional title areas are like a very large freehold stand, shared among the owners of that scheme. The entrance is where The Coves common property ends, and the sectional title common property begins. The owners of a sectional title unit receive ownership and a title deed for their portion of exclusive use in the scheme.
Each sectional title owner belongs to the Body Corporates of that area and at an AGM will appoint a Board of Trustees to manage the affairs of the scheme.
In The Coves, the Body Corporate pays for garden maintenance, water, homeowners insurance and the maintenance and upkeep of the exterior of the homes and common areas, plus the costs of a managing agent and audit fees. This results in a levy, payable to that particular sectional title Body Corporate to cover these costs. This levy is allocated in proportion to the size of the unit. The Coves Governing Body levy is not allocated per size of the unit since this cover’s costs of the common facilities in The Coves, which are open to all members equally.
OYSTER COVE
Oyster Cove has semi-detached homes with 3 or 4 bedrooms. Some look directly over long rolling lawns towards the dam frontage, while others are quaintly situated in private spacious garden settings. The common areas are beautifully maintained by the Body Corporate and there is a sense of community among its residents.
OLIVE TREE COVE
Olive Tree Cove offers a very quiet section of The Coves with its own private swimming pool area, views over open fields or well-maintained gardens. The units range in size from 2 to 3 bedroom. Some are single storey while others have an upstairs area. In many cases, this area comprises a spacious main bedroom with bathroom-en-suite.
PLOVER COVE
Plover Cove is based near Bass dam. Some units overlook the dam from private gardens. The units offer a range of sizes from 2 to 3 bedrooms, some with double garages but most with double carports.
