ABOUT SECTIONAL TITLE OWNERSHIP
A sectional title unit is a separate building on a piece of land converted into a sectional title scheme. All the sections together with common property comprise “the Scheme”. In The Coves, the sectional title areas are like a very large freehold stand, shared among the owners of that scheme. The entrance is where The Coves common property ends, and the sectional title common property begins. The owners of a sectional title unit receive ownership and a title deed for their portion of exclusive use in the scheme.
Each sectional title owner belongs to the Body Corporates of that area and at an AGM will appoint a Board of Trustees to manage the affairs of the scheme.
In The Coves, the Body Corporate pays for garden maintenance, water, homeowners insurance and the maintenance and upkeep of the exterior of the homes and common areas, plus the costs of a managing agent and audit fees. This results in a levy, payable to that particular sectional title Body Corporate to cover these costs. This levy is allocated in proportion to the size of the unit. The Coves Body Corporate levy is not allocated per size of the unit since this cover’s costs of the common facilities in The Coves, which are open to all members equally.
